These Terms of Use (the “Terms”) govern your access to and use of the Simple Permits website and any related tools (collectively, the “Service”). By accessing or using the Service, you agree to be bound by these Terms.
Simple Permits is a free informational tool. You type in an address and we show you what we believe your municipal zoning bylaw allows on the property — things like setbacks, lot coverage, what kinds of structures you can build, and what you might need a permit for.
We are not your municipality, we are not a permit application service, and we are not your lawyer, planner, surveyor, or building official.
The Service provides general information about municipal zoning and permit requirements based on publicly available data and our interpretation of applicable bylaws. The Service does not constitute legal, planning, surveying, engineering, architectural, or other professional advice, and is not an official source of municipal information.
Everything Simple Permits shows you is a starting point — a way to get oriented before you talk to your municipality.
The only authoritative source for what you can and cannot do on your property is your municipality's permit office and the zoning bylaw they enforce. You must confirm the details that matter to your project directly with them before you act on anything you see in Simple Permits.
Information provided through the Service is for general informational purposes only and is not a substitute for confirmation by the applicable municipality. Before relying on any output of the Service, you must independently verify the applicable requirements with the relevant municipal permit office and applicable bylaws then in force.
We do our best to keep our setback calculations and zoning data correct and current. We will not always succeed.
Bylaws change, municipal data has gaps and errors, parcel boundaries can be approximate, and our interpretation of a rule may not match how a particular reviewer reads it for your particular property. Outputs can be wrong, out of date, or inapplicable to your situation, even when they look confident and specific.
The Service is provided on an “as is” and “as available” basis. Despite reasonable efforts to maintain accuracy, Simple Permits makes no representation or warranty, express or implied, regarding the accuracy, completeness, currency, reliability, or fitness for any particular purpose of any calculation, dataset, or information provided through the Service.
If you take what Simple Permits tells you and put it into a permit application, a contract, a construction plan, or any other real-world decision, you are responsible for making sure it's correct.
If a submission is rejected, fined, delayed, or has to be redone because the information was wrong or outdated, that consequence — including any financial cost — is yours, not ours.
You are solely responsible for verifying the correctness of any information you obtain from the Service against the requirements of the applicable municipality before using it in any permit application, submission, agreement, plan, or other action.
To the maximum extent permitted by law, Simple Permits, its operators, employees, and contractors will not be financially or otherwise liable for any direct, indirect, incidental, consequential, special, or punitive damages — including but not limited to permit rejection, fines, penalties, application fees, re-submission costs, construction delays, redesign or rework expenses, lost time, lost profits, or disputes with any municipality, contractor, or third party — arising from or related to your use of, or reliance on, the Service.
You're welcome to use Simple Permits for your own property, or a property you're seriously considering buying or working on. Use it as much as you'd like to plan your project.
Subject to these Terms, Simple Permits grants you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service for your own personal, non-commercial evaluation of real property in which you have a legitimate interest.
Please don't scrape the site, copy our content wholesale, or try to rebuild a competing product from our data.
Don't try to break, overload, or reverse-engineer the Service, and don't use it for anything illegal or to gather information about a property you have no relationship to.
You may not: (a) copy, reproduce, distribute, publicly display, or create derivative works from the Service or its content except as expressly permitted; (b) reverse engineer, decompile, or attempt to extract the source code or underlying data of the Service; (c) use any automated means to access the Service in a manner that imposes an unreasonable load on our infrastructure; (d) use the Service in violation of any applicable law or regulation; or (e) use the Service to investigate property without a legitimate purpose.
To make the tool work, we store the addresses you look up and the plans you build. For details about what we collect and how we use it, see our Privacy Policy.
We collect and process information you provide through the Service, including addresses and project details, in accordance with our Privacy Policy, which is incorporated into these Terms by reference.
The underlying zoning maps and bylaws belong to the municipalities that publish them. The Simple Permits website, design, code, and original writing belong to us.
All rights, title, and interest in and to the Service, including its software, user interface, design, text, graphics, and original written content, are and will remain the exclusive property of Simple Permits and its licensors. Municipal datasets and bylaws referenced through the Service remain the property of the issuing municipality.
We might change how the tool works, take it down for maintenance, or stop offering it entirely. We'll try not to surprise you, but we don't promise the Service will always be available.
Simple Permits may, at any time and without prior notice, modify, suspend, or discontinue all or any part of the Service. We will not be liable to you or to any third party for any modification, suspension, or discontinuation of the Service.
We may update these Terms from time to time. If we make a meaningful change, we'll update the date at the bottom of this page. If you keep using Simple Permits after a change, that means you accept the updated Terms.
We reserve the right to amend these Terms at our discretion. The “Last updated” date below indicates when the Terms were most recently revised. Your continued use of the Service following the posting of revised Terms constitutes acceptance of those Terms.
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there.
These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to its conflict of laws principles. The parties consent to the exclusive jurisdiction of the courts located in Ontario for the resolution of any dispute arising out of or relating to these Terms or the Service.
